Lender Services: Many of our clients are mortgage companies and banks. In Central Texas and the Texas Hill Country, we provide a full range of residential appraisal formats including the standard URAR, condominium, small income property and vacant lot/land forms. Additionally, we provide the streamline 2055, 2075, and 2070 forms required by Desktop Underwriter (DU) and Loan Prospector (LP).

PMI Removal: Many people throughout our area of concentration in Texas have seen their homes increase in value over the last 3 to 5 years. If you are a homeowner who purchased a home during this period with an 85%, 90% or 95%+ loan, and the remaining loan balance to current value ratio is 80% or less, there may be a $30 to $100 per month in savings available to you. The lender is not going to tell you; it is up to you to contact your lender and see if you qualify and for their specific procedure for removal of the PMI insurance. The 80% is only a guideline and may vary from lender to lender. A new federal law was passed in 1999 allowing the automatic removal of PMI on new loans that were originated after July of 1999, however it does not apply to loans made prior to July of 1999.
